The headline number, and what it means
Inside Airbnb publishes the amenities each host declares for their listing. We took the Lisbon file of 23 June 2026, which covers Lisbon city and the surrounding municipalities, and counted how many listings include "air conditioning" in that list. 41.5% do. The remaining 58.5%, which is 14,551 listings, do not.
A missing amenity is not proof that a flat has no cooling: some hosts forget to tick the box. But hosts have a strong incentive to list air conditioning when they have it, because guests filter on it in summer. Treat 58.5% as an upper bound for "no AC", with the true share a little lower. Either way, most visitors booking a Lisbon Airbnb for July or August will stay somewhere that does not advertise air conditioning.
For comparison: only 48.8% of listings declare any form of heating, so 51.2% list none. Lisbon winters are mild on paper but damp, and the flats that lack cooling in August usually lack heating in January too.
Inside Lisbon: share of listings without air conditioning, by parish
Parishes (freguesias) with at least 200 listings. The tourist core does best; the residential districts north and east of the centre do worst.
Santa Maria Maior (Baixa, Alfama, Mouraria) and Misericórdia (Bairro Alto, Chiado) have the largest numbers of listings, 3,572 and 2,588, and sit in the middle of the range. Arroios, with 2,154 listings and 63.6% without air conditioning, is where the most guests will feel the heat.
Around Lisbon: share without air conditioning, by municipality
Municipalities with at least 300 listings.
Sintra and Mafra are cooler on average than the city, which partly explains the gap. Cascais and Oeiras are not, and still have more listings without cooling than Lisbon itself.
By nightly price
Price is the strongest predictor in the dataset. Above €150 a night roughly one listing in two has air conditioning; under €80 it is fewer than one in five.
By type of listing
Private rooms, the typical choice for students and longer stays, are the least likely to be cooled. Hotel rooms listed on Airbnb are the most likely.
What guests write
The same dataset holds 1.05 million reviews of Lisbon listings written since 2023. A simple keyword count (words such as "too hot", "very hot", "no AC", "no air con", calor, chaleur, Hitze) shows how seasonal the problem is:

The keyword count catches praise as well as complaints ("great AC" counts too), so read it as a measure of how much heat is on guests' minds, not as a complaint rate. In January the same method finds 995 reviews mentioning cold or heating, 56.6 per 1,000, which is higher than the July heat figure.

Check the amenities list before you book, not the photos. If your flat has no air conditioning and the forecast says 35 °C, a portable unit for the bedroom is the only fix that works the same day: it plugs into a normal socket and vents through a window with a kit, no drilling and no landlord permission. - Reviews: keyword match on the review text, multilingual, one count per review. It is a proxy, not a sentiment analysis.
- Not covered: hotels outside Airbnb, Booking.com-only rentals, and whether a listed air conditioner actually works.

Do Airbnbs in Lisbon have air conditioning?
Fewer than half. In June 2026, 41.5% of the 24,876 listings in the Lisbon region listed air conditioning as an amenity, and 44.5% of the listings inside Lisbon city. The share rises with price: above €150 a night about half have it.
Which Lisbon neighbourhoods have the fewest air-conditioned Airbnbs?
Areeiro (74% without), Arroios (64%), Avenidas Novas (64%) and Alvalade (63%). The best-equipped parishes are Santo António around Avenida da Liberdade (45% without) and Santa Maria Maior, the Baixa and Alfama area (49%).
Is it normal for apartments in Lisbon to have no AC?
Yes. Most Lisbon housing was built without it, and the same is true of short-term rentals: 58.5% of listings in the region do not advertise it, and only 2.6% mention a portable unit.
What can I do if my Lisbon Airbnb has no air conditioning?
Keep shutters closed from morning, ventilate at night, and for real relief rent a portable air conditioner for the bedroom. In Lisbon it can be delivered the same day when confirmed before 16:00, set up in minutes, and collected when you leave.
